L&T Sector 86 RERA status: what is confirmed, and what to check
L&T Sector 86 is taking Expressions of Interest, but its Haryana RERA registration number has not been published yet. Here is what that means for you, and how to check the registration yourself once it arrives.

Ask anyone who has bought a flat in Gurgaon over the last ten years what they would check first, and most will say the same thing: the RERA number. It is the single best protection a buyer has. So it is worth being clear about where L&T Sector 86 stands today.
The status today
Last checked on the HRERA Gurugram register: 13 Oct 2026. No registration number published yet.
As of 13 Oct 2026, the Haryana RERA registration for L&T Sector 86 has not been published. Phase 1 is open only as an Expression of Interest (EOI) of ₹10 lakh with your KYC. Prices start at about ₹4.75 Cr, but no home is being allotted or sold yet.
That is normal for a project at this stage. Developers often gauge demand with EOIs while the registration is being processed. What matters is how you treat the money you pay before the number arrives.
We track the status on our L&T Sector 86 updates page and will add the registration number the day it is published.
Why the RERA number matters so much
The Real Estate (Regulation and Development) Act, 2016 says a project has to be registered with the state authority before its homes can be sold. Registration is not a formality. To get it, the developer has to put on record the things you most need to know.
- The approved building plans and the number of homes
- The land title and the licence to develop it
- The completion date the developer is committing to
- A separate bank account for the project, into which 70% of the money collected from buyers must go, to be used only for that project
- Regular progress updates on the authority's website
Once the project is registered, the developer also cannot take more than 10% of the price as an advance before signing a registered agreement for sale with you. That cap protects you from paying a large sum on the strength of a brochure.
How to check the registration yourself
Projects in Gurugram district are registered with the Haryana RERA Gurugram authority. When the number is published, it takes about ten minutes to check.
- Go to the Haryana RERA website and open the Gurugram authority's list of registered projects.
- Search by the developer's name or the project's name.
- Open the registration certificate and note the registration number and its validity.
- Check the completion date, the number of towers and homes, and the land area against the brochure.
- Look at the approved plans and see that your tower and home type are part of the registered phase.
If something does not match, such as more towers in the brochure than in the registration, ask the developer to explain in writing before you go further.
What we already know about the land
In April 2026, L&T Realty Properties, a wholly owned subsidiary of Larsen & Toubro, bought 100% of International Green Scapes Ltd, a Delhi company that owns about 20 acres in Gurugram. The deal was valued at ₹1,123 crore and was completed on 13 April 2026. L&T put the development potential at about 3.6 million sq.ft and called it its first land acquisition in the NCR.
L&T's announcement did not name the sector. The size matches the roughly 20-acre site of L&T Sector 86 Gurgaon, but the RERA registration is where the land title and licence will be confirmed on record. That is one more reason to wait for it.
What to do while you wait
- Pay only the EOI, and only if the project genuinely fits your plans.
- Get the EOI terms in writing: the amount, what it holds, and exactly how and when it is refunded if you do not get an allotment or change your mind.
- Pay by bank transfer or cheque to the developer's account, never in cash and never to a third party.
- Do not sign a builder-buyer agreement or pay any further instalment until the RERA number is published.
- Ask for the L&T Sector 86 price list and a full cost sheet now, so you are ready to decide quickly once registration comes through.
Our honest take
A pending RERA number is not a red flag on its own, especially for a developer of L&T's size. But it does set the rules for now. Keep your money small and refundable until the registration is public, then check it line by line. If you want a second pair of eyes on the certificate when it arrives, we are happy to go through it with you.
