Living in Sector 86: what everyday life looks like
Sector 86 sits in New Gurgaon, a part of the city that is still filling in. Here is what your weekday would actually look like, with real road distances from the site, and an honest word on what is still missing.

Every project brochure promises "excellent connectivity". It is a phrase that means almost nothing. What you really want to know is simpler. How long is the school run? How far is the office? What happens at 2 am if someone needs a hospital?
So we measured it, and the full table sits in the L&T Sector 86 connectivity section. Every distance in this piece is the fastest road route from the L&T Sector 86 site, taken from Google Maps. The drive times were checked on an ordinary weekday evening, so treat them as a rough guide rather than a promise.
First, where exactly is it?
The L&T Sector 86 location is Sector 86, in New Gurgaon, the newer part of the city that has grown up beyond the older, crowded sectors. It sits close to NH-48 and the southern end of the Dwarka Expressway.
The 20-acre site itself is open on all four sides. Two sides face 84-metre sector roads, one a 24-metre road and one a 9-metre road. That matters more than it sounds, because it means several ways in and out, and nothing built hard up against you on those sides.
The morning school run
This is one of the area's real strengths. Euro International School in Sector 84 is about 3.7 km away, roughly an eight-minute drive. Delhi Public School, Sector 84 is about 4.1 km, around nine minutes.
For parents, that is the difference between a calm breakfast and a daily scramble. A short school run also means children are not spending an hour a day in a car, which every parent knows is its own small victory.
School admissions fill up early in growing areas. If you are moving with children, start the conversation with schools at least a year before you plan to shift.
Getting to work depends on where work is
Here, Sector 86 is a tale of two commutes.
If you work in IMT Manesar, you have one of the easiest commutes in Gurgaon. It is about 7 km away, around 12 minutes. NH-48 is even closer, about 6.5 km to the Kherki Daula toll, so heading towards Jaipur or into Gurgaon proper is quick to start.
If you work in Cyber City, be realistic. It is about 26 km away and took around 40 minutes when we checked in evening traffic. On a bad day it will be longer. Many people make that drive happily in exchange for a bigger, greener home, but it is worth trying it yourself at your actual office hours before you decide.
The Southern Peripheral Road, at Vatika Chowk, is about 14 km away, roughly 25 minutes, which helps if you need to cut across towards Sohna Road or Golf Course Extension Road.
Flights, Delhi and the metro
IGI Airport Terminal 3 is about 35 km away. The fastest route runs along the Dwarka Expressway, and it took about 43 minutes when we checked. For frequent flyers, that is a genuinely comfortable airport run by Gurgaon standards.
Dhaula Kuan, the usual gateway into central Delhi, is about 40 km, close to an hour. The nearest metro station we checked, Millennium City Centre, is about 21 km away. In practice, that means you will drive. Sector 86 is not a metro-at-your-doorstep address, at least not today.
Weekends and everyday shopping
For the weekly basics, Elan Miracle in Sector 84 is about 5.7 km away, around 11 minutes. You will find shops and places to eat without a long trek.
The bigger malls and busier high streets are a drive away for now. That is typical of New Gurgaon at this stage, where homes tend to arrive first and the shops and cafés follow over the next few years.
Inside the project, the picture is different. With about 60,000 sq.ft of clubs, a pool, courts, a gym and a café planned, a lot of weekend life can happen without leaving the gates.
Hospitals: the honest gap
We would rather tell you this plainly. The big hospitals are a drive. Medanta The Medicity is about 18 km away, around half an hour. Fortis Memorial Research Institute is about 22 km.
There are smaller hospitals and clinics closer by for everyday needs. For anything serious, though, you will be heading into the city. If you have elderly parents living with you, or a family member who needs regular specialist care, think carefully about this, and find your nearest emergency option before you move in.
What life inside the 20 acres makes up for
Here is the trade-off in a sentence. Sector 86 asks you to drive a little more for some things, and gives you a lot more space at home in return.
More than 80% of the site is planned as open space, including 10 acres of central greens and a 5-acre water body. Cars go underground, across three basement levels, so the greens stay quiet and safe for children to roam. Every home gets a wide deck overlooking the central greens. The L&T Sector 86 master plan explains how it all fits together.
In older parts of Gurgaon, you often get convenience outside the gate and very little space inside it. Here, it is the other way round. For many families, especially those with young children, that is exactly the right swap.
A typical weekday, roughly
- Morning: an eight to ten-minute school drop in Sector 84.
- Office: about 12 minutes to IMT Manesar, or around 40 minutes or more to Cyber City.
- Errands: about 11 minutes to Elan Miracle for shopping and a bite.
- Evening: a walk round the central greens, or the club, without getting in the car.
Who Sector 86 suits, and who it may not
It suits families who want a large home and open space, and whose daily life centres on Manesar, NH-48 or the schools nearby. It suits people who fly often and like a reasonable airport run. And it suits buyers happy to grow with a neighbourhood that is still taking shape.
It may not suit you if you need a metro station nearby, want a big hospital within minutes, or commute into Cyber City every single day and hate traffic. None of these are deal-breakers for everyone, but they are worth being honest with yourself about.
How to test it for yourself
- Drive from the site to your office at your real commuting time, on a weekday.
- Visit the nearest schools and ask about admissions for your child's class.
- Find the closest hospital with a 24-hour emergency, and time the drive.
- Walk around the neighbouring sectors in the evening to get a feel for them.
Twenty minutes on the ground will tell you more than any map, including ours. If it feels right then, it probably is. When you are ready, ask for the L&T Sector 86 price list and floor plans.
